The Client
New Era Development (NED) is a management company established in Sheffield, in order to attract investors to redevelop the land around St Mary’s Gate in Sheffield city centre. The vision is to create a world-class student accommodation area that would act as a bridge between China and the UK, by bringing students into Sheffield universities and giving them some of the comforts of home including Chinese supermarkets and restaurants.
The development is a multi-building, multi-dwelling, commercial and leisure facility.
The brief for Elecomm was to take on the complete M&E package from ground to roof, including all HVAC, Electrical HV and LV, Pipework, Ducting and mechanical fit out. The building was also in a state of partial tenancy throughout the project and all works had to be carried out with minimal disruption to services. Elecomm were to design, install and commission all facets of the fit-out with an onsite team available throughout the project lifecycle.
The Project
NED completed Phase 1 of their plan in 2018 and had 240 serviced flats in tenancy agreements for that year. They approached Elecomm with a requirement for a reactive and PPM (Planned Preventative Maintenance) service. The PPM was to cover all aspects of lighting, heating and ventilation as well as electrical and mechanical in all landlords’ areas.
The Outcome
Elecomm provided a fully costed PPM plan based on the SFG-20 guidelines for services of this nature, as well as a tiered SLA for differing priority calls to support reactive maintenance. The contract is currently in its first year and the second phase of the development was completed in September 2019. We’re happy to report that Elecomm have been retained to offer an extended service over the 2 sites for the next 3 years.
